Client: Real Estate Investment Trust Seeking to Raise More Than $100M of Equity

A real estate investment trust with over a dozen commercial office properties was looking to raise more than $100M of equity. They hired Sapling to build a financial model to aid the company on their overall cash flow for planning purposes.

We built a best-in-class 4000-row+ financial model covering each of the properties separately, with property inputs provided from ARGUS reports.

 

The model is entirely dynamic and thus easy-to-use, meaning that the REIT’s Finance team and prospective equity investors can make changes to major assumptions to see the effect on the valuation of the business.

 

As a result, the company is also using it for capital budgeting (maintenance, value-add, etc.).
