Sapling was approached by a Residential Real Estate Investment Fund who was looking for a tool that could project the cash flow impact of various property acquisitions on the timing of cash flows and impact of returns to the fund’s shareholders.

3 Key Insights:

We constructed a detailed financial model which allowed investment opportunities to be evaluated by forecasting out operating income, income approach valuation, and future mortgage refinancing.

The model allows for dynamic updating of assumptions throughout the property life cycle from acquisition, renovation, stabilized operation, and disposal.

As a result, the fund was better able to plan acquisition activity based on forecasted cash inflows from property recapitalizations, equity raises, and disposals.
